Paladia – Repositioning & Rebranding Project
A full-scale capital improvement project transformed this property into a premier, A+ rated community , complete with a new name and identity: Paladia .

Sustainability & Systems Upgrade : Achieved LEED qualifications with a new Lutron System controlling lighting, climate, and fire/life safety.

Leasing Office : New LED lighting, decorative 3-D laser-cut wall panels, wallpaper, flooring, and paint.

Lobby & Restrooms : New tile, fixtures, electrical and plumbing upgrades, and paint.

Corridors : New flooring, baseboards, sconces, and paint.

Clubhouse : LED lighting, new flooring, wallpaper, paint, plus a brand-new kitchen with countertops, tile, sink, and Viking appliances.

Fitness Center : New gym equipment, flooring, LED lighting, mirrors, wallpaper, paint, and climate control.

Podcast Rooms : Complete soundproofing with new A/V systems, LED lighting, wallpaper, and paint.

Pool Deck : All-new concrete deck with linear drains, light bollards, glass fencing, firepit, BBQ deck, pergolas, landscaping, irrigation, and a fully refinished pool and spa with new plaster and tile.

Pool Deck Restrooms : New tile, plumbing and electrical fixtures, mirrors, and paint.

Courtyards : Waterproofed planters, upgraded irrigation, new landscaping, exterior lighting, BBQ decks, and firepits.
Value Engineering

Pool Deck : The original design called for coating the existing deck (3–5 year lifespan).

Solution : Installed a brand-new concrete deck with integrated drainage. Cost-neutral, but delivered a 20+ year lifespan and eliminated future slope/drainage issues.
Additional Scope

SB-721 Balcony Restoration : $1 million in added balcony compliance and restoration work completed during construction.
